Biotech incubators are “temporary” housing. The average stay for a non-biotech company is 3.25 years; for a biotech, it’s 4.5 years. The whole goal of your stay is to build, grow and graduate — and then go thrive in the local
ecosystem.
This involves an understanding of basic real estate principles and an estimation of the time involved with moving out of the incubator into commercial space — and terms such as “triple-net,” modified gross, gross leases, CAM charges, amenity evaluation, build-out allowances, space customization, and more!
When do you need to be ready for graduation? BEFORE YOU NEED TO BE READY! At this lunch and learn, UF Innovate’s Director of Incubation Services Mark Long covers what you should do and when to do it to prepare for graduation.
He’ll cover:
- types of commercial leases
- how to find appropriate space
- using a Realtor
- what you should expect to pay
- how life outside the incubator is different
- what you can ask for and what “they” will do for you
- how you should plan — and when!
