Business incubators are “temporary” housing. The average stay for a nonbiotech company is 3.25 years; for a biotech, it’s 4.5 years. The whole goal of your stay is to build, grow and graduate — and then go thrive in the local
ecosystem.

This involves an understanding of basic real estate principles and an estimation of the time involved with moving out of the incubator into commercial space — and terms such as “triple-net,” modified gross, gross leases, CAM charges, amenity evaluation, build-out allowances, space customization, and more!
